When sourcing land for our clients, Tall Grass LG seeks out land that has untapped latent value to provide enhanced return and immediate marketable appreciation. The degree of untapped latent value is situational and can vary greatly. 80 acres of tillable land may not have any latent value, but an 80 acre track with a river as a border, with 20 acres of mature hardwood trees, 1.5 hours from an urban population with a National Wildlife Refuge in proximity may have very high latent value.
